CCIM’s introductory course teaches you the fundamentals of the commercial investment real estate industry and demonstrates how to apply these skills using real-world case studies. You will have the self-confidence to answer your clients’ questions, anticipate their concerns and plan for their needs when you have a solid commercial foundation from which to start.
After completing this course, you will be able to:
- Solve investment problems using a financial calculator.
- Perform basic mortgage calculations using compounding and discounting techniques.
- Understand basic real estate investment analysis tools, estimate net operating income and estimate cash flows before tax.
- Calculate the internal rate of return.
- Evaluate similar properties, project vacancy rates and estimate absorption figures.
Sat, Jun 9 - Sun, Jun 17, 2012- CI 101 Financial Analysis for Commercial Investment Real Estate
CI 101 serves as your introduction to the CCIM Cash Flow Model. Learn to apply the CCIM Cash Flow Model to make your investment decisions based on wise investment fundamentals. Some of the concepts you will explore include IRR, NPV, Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital.
This class will also introduce you to two other important tools—the CCIM Strategic Analysis Model, the fundamentals behind the numbers, and the CCIM Decision-Making Model, a process for analyzing and making real estate decisions.
After completing this course, you will be able to:
- Make better investment decisions by using the CCIM Cash Flow Model as a framework for real estate analysis.
- Apply state-of-the-art real estate analysis tools to quantify investment return.
- Measure the impact of federal taxation and financial leverage on the cash flow from acquisition, ownership and disposition phases of real estate investment.

Sat, Oct 13 - Sun, Oct 21, 2012- User Decision Analysis for Commercial Investment
In CI 103, you'll incorporate the CCIM Decision-Making Model into all case studies. Begin to develop the practice of applying the CCIM Communications/Negotiations Model to all real estate decisions with a focus on using this Model in interest-based negotiations.
Whether an investor or a user, you will approach real estate problems from the perspective of the user/occupant of real estate and thereby be in a position to understand unique issues. Learn to use market and financial analysis skills for user space decisions, and apply the cost of occupancy models for ownership and leasing.
Explore new concepts regarding user discount rate selection such as using multiple rates for some occupancy decisions based on perception of risk related to the various occupancy cash flows.
After completing this course, you will be able to:
- Apply key occupancy decision-making skills such as comparative lease analysis, lease versus purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions.
- Determine how financial reporting requirements for real estate influences the user decisions.
- Integrate negotiation skills with financial analysis skills to maximize user outcomes.
